Describe the symptom precisely

“The skylight leaks” is a starting report, not a diagnosis. Record where the water is first visible: on the room-facing glass, between panes, at a frame corner, along the interior shaft or on nearby ceiling finish. Photograph the wider opening as well as the symptom. Note whether it follows rain, melting snow or a period of indoor moisture. A contractor can use those distinctions to choose an investigation; they should not be converted into certainty by a remote enquiry form.

Keep dates and changes together in one log. If someone previously applied sealant, include the date, location and any effect on the symptom. This helps the next inspector avoid treating a recently covered joint as an untouched original installation.

Identify the unit before ordering a remedy

A proposal for “standard skylight flashing” is incomplete until the contractor identifies what fits the actual unit and covering.

Separate three different moisture questions

The appraisal should say which condition was observed and whether water entry around the exterior assembly remains a separate possibility. A report that calls every moisture mark a “broken skylight seal” is too imprecise to support a major purchase.

Ask what was inspected at the unit, the surrounding roof and the interior shaft, and what was inaccessible. If more than one cause is plausible, request a staged investigation rather than a single confident label. The objective is a defensible repair boundary, not an artificially certain answer on the first visit.

Make pitch, dimensions and materials visible in the quote

VELUX identifies roof pitch and roofing material as important to flashing selection. Ask for the recorded pitch, unit dimensions and proposed flashing identification, with the relevant manufacturer reference. The contractor should distinguish the skylight opening from the overall outside dimension or curb dimension; those are not automatically equivalent purchasing measurements.

Also request the surrounding roof area expected to be disturbed and any interior finish allowance. This exposes a common comparison problem: one price includes only the exterior unit while another includes flashing, roof reinstatement and interior work. A lower total may simply represent a smaller scope. Mark estimated dimensions clearly and establish who is responsible for final verification before products are purchased.

Consider the repair alternatives without a forced upgrade

Ask for separate reasoning for a flashing repair, a component service or complete unit replacement. A proposal might retain a serviceable unit while addressing its surrounding connection, or recommend replacement because the relevant part cannot be obtained or the assembly has several documented defects. Those reasons should be stated individually, with supporting findings. Replacement should not be justified only by a preference for a newer model.

If a fixed unit is being replaced with an opening or powered unit, distinguish the optional upgrade from the work necessary to address the reported problem. Controls, power arrangements, blinds and interior alterations can change the job. The customer should be able to decline an optional feature without losing a clear explanation of the essential repair.

Account for surrounding roof and shaft work

A skylight repair is situated within a larger roof assembly. Ask whether the inspector found relevant concerns uphill, at adjacent joints or within the exposed opening. If the roof covering must be removed to integrate new flashing, the quotation should identify the reinstatement area and what happens if matching material is unavailable. An honest colour difference is preferable to an unsupported promise of an invisible repair.

Inside the home, clarify whether drying assessment, damaged insulation, shaft finish and repainting are included or excluded. Cosmetic closure should not obscure an unresolved moisture question. Where another trade is needed, identify the handoff and information it will receive. That keeps the roof contractor’s completion statement from being mistaken for completion of every interior consequence.

Request a completion package for the specific model

The record should contain the installed product identification, flashing system, roof connection photographs and any manufacturer documents supplied with the work. Ask for photographs at meaningful stages, especially before surrounding materials hide the connection. VELUX describes its flashing as a water-shedding system; a photograph of extensive surface sealant is not, by itself, proof that a compatible system has been fitted.

Ask the contractor to distinguish product warranty terms from workmanship coverage and to state what older material remains. Where a manufacturer claim is proposed, record who will submit it and which costs may remain outside it. Avoid accepting a broad “lifetime” phrase without the actual document, responsible party and covered scope.

Review the appraisal calmly before approval
