Map the roof before comparing prices

A detached house can have several roof systems despite appearing to have one roof from the street. The main pitched roof, a rear addition, a porch canopy and an attached garage may differ in material, age, slope and drainage. A useful appraisal begins with a labelled sketch that separates these areas. Ask the inspector to connect each photograph and proposed repair to that sketch. “Repair the roof” is too broad to establish what is included, particularly if the leak is in an addition but the quotation describes only the main house.

Name the direction and the nearest recognisable feature for every concern. A label such as “rear west slope, beside bathroom vent” is easier to check than “bad shingles.” Record whether the roof was viewed from the ground, photographed remotely or physically inspected by a qualified worker. These methods have different limitations. An appraisal should say what remained concealed, rather than presenting an incomplete view as a complete assessment.

Separate symptoms from repair conclusions

Start with what happened inside: the room, ceiling or wall location, when moisture appeared and whether the event followed rain, melting snow or another household activity. Date the photographs and record any earlier patch or plumbing work. The visible stain is evidence of a symptom, not proof that the roof covering directly above it is the entry point. Ask the inspector to explain the proposed water route and which observations support it.

A good written finding separates observation, interpretation and recommended action. For example, the record might identify a damaged component, explain why it could admit water and recommend a limited opening to establish the hidden condition. That is more useful than a confident sentence claiming the whole roof has failed. If the diagnosis remains uncertain, obtain the cost and limits of further investigation before authorising a much larger replacement.

Read the drainage as one connected route

Ask for an account of where water goes from the main slopes to gutters, downspouts and the ground. A lower roof may receive runoff from a larger roof above it. A repair quotation that changes only the lower covering should explain whether the incoming water route was considered. Also ask whether proposed work changes an outlet location or directs water toward an entrance, another structure or a neighbouring property.

The appraisal does not need an invented engineering calculation to sound thorough. It needs accurate dimensions, a clear description of observed conditions and an explicit referral if drainage design requires specialist assessment. Request a sketch showing the existing and proposed route whenever the repair changes drainage. Keep roof work, gutter work and ground drainage recommendations as identifiable items so that one issue does not silently expand into a different project.

Establish the extent of repairable material

A detached roof may allow a local repair, a single-plane replacement or a wider intervention. Ask why the proposed boundary is technically workable. Can adjoining material be disturbed without damage? Is the product identifiable? How will the transition between retained and replacement work be detailed? A photograph of one defect does not answer those questions, and a roof age estimate alone does not establish how much should be removed.

Request measured repair quantities with units and an explanation of any allowance. Distinguish roof surface area from the house footprint. The objective is not to insist on the smallest possible repair; it is to connect the size of the proposed repair to documented conditions.

Price access and protection honestly

Even with space around a detached house, access is not automatically simple. Trees, overhead services, decks, narrow gates and landscaping can affect the work plan. Ask where materials arrive, where removed material goes and how entrances remain usable. Record the position of outdoor equipment, fragile garden structures and neighbouring vehicles before work begins. Let the contractor determine safe access; do not climb up to collect quotation photographs.

Separate access, disposal and protection charges from the roofing work when practical. This makes a more expensive quotation easier to evaluate: it may contain necessary protection omitted by a cheaper one. If a bin or equipment must occupy public space, ask who will confirm the applicable City permission. A driveway photograph does not establish property boundaries or authorise use of a sidewalk.

Keep optional improvements separate

An appraisal may identify improvements beyond the immediate leak repair. Ask for separate descriptions and prices for each one, together with the expected benefit and the consequence of postponing it. A ventilation change, gutter replacement or cosmetic match should not become compulsory merely because the crew is already present. Equally, a necessary supporting detail should not be omitted to make the headline repair price appear lower.

Toronto's permit guidance distinguishes replacement roofing material without structural work from work that affects structure. The contractor should describe the actual proposed work and clarify any uncertainty with Toronto Building. If opening the roof reveals a change in scope, pause for a written variation and any required professional or municipal input. Do not rely on the original “simple repair” description after the project has materially changed.

Review the evidence before final approval

The final proposal should identify the repair area, materials, quantities, excluded work, access plan and payment stages. Ask what completion photographs will show before details are covered and which documents will be delivered at handover. These records should make it possible to compare the agreed work with the completed work without requiring the owner to get onto the roof.
