Make the actual property part of the roof repair scope, rather than using Toronto as a label on a generic quote.
The same symptom can create a different project
A roof concern at a detached house, an attached freehold home or a rear addition may involve different boundaries and access questions. The point is not to assume that one category is difficult or expensive. It is to identify which property facts the appraisal needs before its proposed scope is dependable.

Ownership is not visible in the roofline
A townhouse can be freehold or condominium. A low building is not automatically outside condominium governance. This site excludes condo roof enquiries, including condo townhouses, because the authority and responsibility route must be established through the appropriate property arrangements.
For eligible attached homes, the proposed work still needs a clear boundary. Ask what belongs to the work area, what interfaces with an adjoining property and what permissions are needed. A roof photo or an AI interpretation cannot determine ownership or grant access to a neighbour’s land.
Additions and separate roofs need orientation
When the concern is above an addition, porch or garage, identify that area explicitly in the initial description and quote. Keep photos and measurements tied to those locations. If there is more than one covering or assembly, ask the provider to distinguish them. A recommendation based on one roof area should not silently be applied to another area with different conditions.
Access belongs in the written plan
A narrow side passage, occupied outdoor space or adjoining property can affect how work is organized. Ask the provider to describe the access assumptions and protection arrangements that their price relies on. You should not be expected to design a work-at-height method or create unsafe access yourself.
If an access arrangement is not confirmed, list it as unresolved before approval. A change to staging, permissions or the work boundary should be explained rather than appearing as an unexplained final charge. Check requirements for the actual work

An ordinary material repair, a structural change and work affecting a protected property should not be assumed to have identical requirements.
